Roof repairs & leaks
in Swindon

A small problem on a roof rarely stays small. A slipped tile or failed flashing lets water in, and left alone it becomes damp ceilings and rotten timber. We find where the water is really getting in and fix the cause, not just the symptom. No job is too small.

How we fix a roof leak properly

Water rarely comes in where the stain is. It runs along felt, battens and rafters before it drips, so patching the obvious spot often doesn't stop the leak. When we come out to a leak in Swindon we:

  • Trace the source, checking flashings, valleys, ridge and verge, tiles and the loft side if we can get in.
  • Explain what we've found, with photos, so you can see the problem for yourself.
  • Give you a fixed price in writing before any work starts.
  • Repair the cause, not just the symptom, and make good anything the water has damaged on the roof.

If the roof has reached the point where repairs are just buying time, we'll tell you honestly. A full new roof isn't always the answer, and we'd rather fix what's there if it has years left in it.

Common causes of leaks in Swindon homes

Most of the leaks we see come from a handful of places:

  • Chimneys: cracked flaunching, failed pointing and old lead flashing. See chimney and lead work.
  • Ridge and verge: mortar-bedded ridge and verge tiles loosen after years of frost. A dry ridge or dry verge conversion fixes this for good.
  • Slipped or cracked tiles after high winds, often with perished nails or battens underneath.
  • Valleys where old lead or mortar has failed or debris has built up.
  • Flat roofs on extensions and garages, where old felt cracks at the seams. See flat roofing.
  • Blocked or broken guttering sending water back into the fascia and walls. See fascias and guttering.

Pre-purchase roof inspections, from Β£185 + VAT

Buying a house in Swindon or the surrounding area? A survey report often says little more than "the roof should be inspected by a roofer". We'll inspect the roof properly and give you a written report covering its condition, any repairs needed and a guide price for the work, so you can negotiate or plan before you buy.

Roof repair questions

Roof repairs: your questions

Do you do emergency roof repairs in Swindon?
Yes. If water is coming in, call us on 07712 204985. We aim for a same-day or next-day visit to make the roof safe and watertight, then come back for a permanent repair if one is needed.
How much does a roof repair cost?
It depends on what has failed and how easy it is to reach. Small jobs such as replacing a few slipped tiles are quick; work needing scaffolding or new lead costs more. Either way you get a fixed written price before we start, with no surprises.
Is roof damage covered by my home insurance?
Sudden storm damage is often covered, while gradual wear and tear usually isn't. Check your policy. We can provide photos and a written report of the damage to support a claim.
Can you repair just part of my roof?
Yes. Most repairs are local: a few tiles, a section of flashing, a valley or a ridge. We match tiles as closely as possible and only recommend wider work when the roof genuinely needs it.
What should I do if my roof is leaking right now?
Put a container under the drip, move valuables away and avoid going into the loft near wet areas or electrics. Then call us and we'll advise the best next step.
