Roofing FAQs Swindon
Your roofing questions, answered
Everything homeowners in Swindon and Wiltshire ask us before, during and after a roofing job β no jargon, no sales pitch, just straight answers from the people who'll be on your roof.
Getting started
Surveys, pricing & timing
How does the free survey work?
We visit your property, measure the roof properly and check its condition, then confirm your exact price in writing β usually within 48 hours. There's no obligation to go ahead, and no pressure. If you'd rather not have someone visit, we also offer satellite verification, measuring your roof remotely from aerial imagery and emailing a written quote within 5β7 working days.
Is the online instant price accurate, or could it change?
The instant price is a genuine estimate based on your answers β property type, material and condition. We confirm the exact figure at your free survey or via satellite verification. Our promise: if the real measurement comes in lower than the estimate, that's the price you pay.
How quickly can you start the work?
It depends on the time of year and the size of the job β we'll give you a realistic start date at survey. Autumn and winter tend to be quieter, so lead times can be shorter than in peak summer months.
Will scaffolding be needed, and is it included in the price?
Most full pitched roof replacements need scaffolding for safe access. We arrange it as standard, and it's included as a line item in your written quote β never an unexplained extra.
Do you remove and dispose of my old roof?
Yes. Full strip, waste removal and disposal are included in every re-roof price β you won't be left with a skip full of old tiles to sort out yourself.
Guarantee, insurance & trust
What happens if something goes wrong
What exactly does the written guarantee cover?
Every JK Roofing installation comes with a written workmanship guarantee β 10 years on new pitched roofs and UPVC fascia work, 15 years on dry ridge and verge conversions, plus manufacturer warranties on materials (up to 25 years on EPDM flat roofing). If a covered issue arises, we sort it directly β no call centres, no arguing.
Are you insured?
Yes. JK Roofing carries public liability insurance and holds the accreditations needed for the work we carry out, so you're covered throughout the project.
What happens if a problem comes up after the work is finished?
Get in touch and we'll come and assess it β if it's covered under your written guarantee, we put it right at no extra cost, promptly and without argument. See our full guarantee details.
Signs, maintenance & aftercare
Do I actually need a new roof?
How do I know if I need a new roof rather than a repair?
Signs to look out for: slipped or missing tiles, daylight visible through the loft, damp patches on ceilings, sagging roof lines, or repairs becoming frequent and costly. If your roof is approaching the end of its material's lifespan, a free survey will tell you honestly whether a repair or full replacement makes more sense.
Is moss on my roof something to worry about?
A little moss isn't an emergency, but left unchecked it holds moisture against the tiles and can lift them over time, especially on north-facing slopes. Worth having checked at a free survey rather than ignored.
I've got an active leak right now β what should I do?
Call us directly on 07712 204985 and we'll advise the best next step. In the meantime, avoid going into the loft near the affected area and place something to catch any water.
How do I look after a new roof once it's fitted?
Very little maintenance is needed with a correctly installed modern roof. We'd suggest an occasional visual check after storms and keeping gutters clear so water can drain away properly β beyond that, it's designed to look after itself for decades.
Pitched roofing
New roofs, tiles & slate
What's the best type of roof tile?
There's no single "best" β it depends on your budget, property style and how long you want it to last. Concrete is the best value, clay is traditional and won't fade, and natural slate lasts longest and looks the most premium. We'll recommend the right option for your home and budget at the free survey.
Do I need a breathable membrane under my tiles?
We strongly recommend it. A breathable (vapour-permeable) membrane lets moisture escape from the loft while keeping wind-driven rain out. Older bitumen felt traps moisture and is a leading cause of condensation and rotten roof timbers. Every JK Roofing re-roof uses a modern breathable membrane.
How long does a new roof last?
It depends on the covering: concrete tile 40β60 years, clay tile 60β100 years, and natural slate 80β100+ years. On top of the materials, JK Roofing backs the workmanship with a 10-year written guarantee and a 15-year guarantee on dry ridge and verge systems.
Is a dry ridge better than a mortar-bedded ridge?
Yes. A dry ridge system is mechanically screwed down and ventilated, so it won't crack, wash out or work loose like mortar does after a few winters. It's stronger, virtually maintenance-free, and we guarantee it for 15 years.
Flat roofing
EPDM, GRP & felt
Which flat roof system is best?
For most homes we recommend EPDM rubber β it's seamless on most roofs, stays flexible in any weather and lasts 30β50 years. For a balcony or terrace you'll walk on regularly, GRP fibreglass is the tougher choice. Felt is the budget option. We'll advise the best fit at your free survey.
How long does an EPDM rubber roof last?
A well-installed EPDM roof typically lasts 30β50 years, with manufacturer membrane warranties of up to 20β25 years, plus a 10-year JK Roofing workmanship guarantee.
Do flat roofs need a slope?
Yes β every flat roof is built with a slight fall so water drains away rather than pooling. Standing water is the most common cause of flat-roof failure. Where the existing structure is dead level, we build the fall in with firring strips or tapered insulation.
Why does my old flat roof keep leaking?
Most older flat roofs are felt, which becomes brittle and cracks at the seams and upstands as it ages β and patch repairs rarely hold for long. Modern seamless systems like EPDM and GRP remove the weak points, which is why a full replacement usually works out cheaper than repeated repairs.
