Flat roofing systems

EPDM, fibreglass or felt?

"Flat roof" covers several very different systems. Here's how the main ones compare, and which we'd recommend for your garage, extension or dormer.

Our recommendation

EPDM rubber

Typical lifespan30–50 years
Relative cost££
  • A single rubber sheet β€” seamless on most roofs
  • Stays flexible in heat and cold, won't crack
  • Manufacturer warranties up to 20–25 years
  • The best all-round choice for most flat roofs
Walk-on / hard-wearing

GRP fibreglass

Typical lifespan25–30 years
Relative cost£££
  • Seamless, rock-hard finish
  • Ideal for balconies and walk-on terraces
  • Crisp, neat trims and detailing
  • Needs dry, warm conditions to install
Budget option

Torch-on felt

Typical lifespan15–20 years
Relative costΒ£
  • Modern 3-layer high-performance felt
  • Lowest upfront cost
  • Proven, widely used system
  • Shorter life and more seams than EPDM/GRP
Complex shapes

Liquid waterproofing

Typical lifespan20–25 years
Relative cost££
  • Brushed/rolled on β€” totally seamless
  • Perfect for awkward shapes and pipework
  • Bonds over many existing surfaces
  • Great for roofs with lots of detail
Built to last

More than just the covering

Two things separate a flat roof that lasts decades from one that fails early β€” and they're under the surface.

πŸ”₯Warm roof construction

On a warm roof the insulation sits above the timber deck, keeping the structure warm and dry and preventing the hidden condensation that rots cold-roof decks from below. It's now the recommended approach under current Building Regulations, and what we build on new flat roofs and extensions.

πŸ“Falls & drainage

A "flat" roof is never truly flat β€” it's built with a slight fall so rainwater runs off to the gutter or outlet instead of pooling. Standing water is the number-one killer of flat roofs. We design the correct fall into every roof, adding firrings or tapered insulation where needed.

Flat roofing questions

Your questions, answered

Which flat roof system is best?
For most homes we recommend EPDM rubber β€” it's seamless on most roofs, stays flexible in any weather and lasts 30–50 years. For a balcony or terrace you'll walk on regularly, GRP fibreglass is the tougher choice. Felt is the budget option. We'll advise the best fit at your free survey.
How long does an EPDM rubber roof last?
A well-installed EPDM roof typically lasts 30–50 years, with manufacturer membrane warranties of up to 20–25 years. On top of that, JK Roofing provides a 10-year written workmanship guarantee. Because it's a single flexible sheet, there are no seams to split as the temperature changes.
What's the difference between EPDM, GRP and felt?
EPDM is a flexible rubber sheet β€” best all-rounder, very long life. GRP (fibreglass) sets into a hard, seamless shell β€” ideal for walk-on roofs and balconies. Felt is a layered bitumen system β€” cheapest upfront but with more seams and a shorter life. We fit all three and match the system to the job.
What is a warm roof?
A warm roof has the insulation placed above the roof deck rather than between the joists below it. This keeps the deck warm and dry, prevents hidden condensation, and is the construction now recommended under Building Regulations. It's what we build on new flat roofs and single-storey extensions.
Do flat roofs need a slope?
Yes β€” every flat roof is built with a slight fall so water drains away rather than pooling. Standing water is the most common cause of flat-roof failure. Where the existing structure is dead level, we build the fall in with firring strips or tapered insulation.
Can you walk on a flat roof?
EPDM and GRP both take occasional foot traffic for maintenance. If you want a roof you'll use regularly β€” a balcony, terrace or roof you'll sit out on β€” we'll specify a proper walk-on GRP or a protected/paved finish designed for the load. Just tell us how you plan to use it.
Why does my old flat roof keep leaking?
Most older flat roofs are felt, which becomes brittle and cracks at the seams and upstands as it ages β€” and patch repairs rarely hold for long. Modern seamless systems like EPDM and GRP remove the weak points, which is why a full replacement usually works out cheaper than repeated repairs.
